If you run a service business in New York and you're not showing up in local search results, you're losing customers to whoever ranks above you. Simple as that. This checklist covers what local SEO actually involves, what to set up yourself, and what to ask any agency you bring in.
What local SEO covers
Local SEO is how a business appears when someone searches for a service in a specific area. That includes Google Maps results, the three-pack above organic listings, and location-based queries like "plumber Brooklyn" or "electrician near me."
Four things drive it. Your Google Business Profile (GBP), reviews, citations across directories, and the content on your website. Get all four right, consistently, and you rank. Miss one, and a competitor who got it right takes the spot.
The local SEO checklist
Work through each section. An agency you hire should be able to show you where you stand on every item on day one, with data, not just words. If they can't explain your current GBP health, citation consistency and technical scores in the first meeting, that tells you something worth knowing before you sign.
1. Google Business Profile
Your GBP is the single most important local SEO asset you have. It controls what appears in Maps and the local pack. Start here.
- Claim and verify your listing
- Set the correct primary category and add secondary categories
- Write a description that mentions your services and service area clearly
- Add photos: exterior, interior, team and work examples
- Enter your full address, phone number and website URL
- List your hours accurately, including holiday hours
- Add services and products from the relevant tabs
- Post updates at least twice a month to signal an active listing
Most businesses skip the last two. Don't.
2. Name, address and phone (NAP) consistency
Google checks that your business information matches across the web. Inconsistent NAP is one of the most common reasons a business drops out of local results. It's also one of the easiest things to fix.
- Your name, address and phone must be identical everywhere: website footer, GBP, Yelp, BBB, Facebook and every directory you're listed in
- Pick one format for your address and stick to it everywhere (Suite vs Ste, for example, or Ave vs Avenue)
- If you've moved or changed numbers, update every listing before anything else
3. Reviews
Reviews are both a ranking signal and a conversion tool. A business with more recent, positive reviews outranks one with the same content and citations but no review activity. And it converts better too.
- Ask customers for a review after every completed job
- Make it easy: send a short message with a direct link to your GBP review page
- Reply to every review, positive and negative
- Aim for a steady pace; a spike of 20 reviews followed by months of nothing looks unnatural to Google
- Never offer incentives for reviews; it violates Google's policies and can get your listing suspended
4. Location pages on your website
One homepage can't rank for every neighborhood, borough or suburb you serve. You need a separate page for each area. This is not optional if you're competing across New York City.
- Create one page per service area: Plumbing Services Queens and Plumbing Services Brooklyn are separate pages, not the same page with the city name swapped
- Each page should describe the specific service in that area with details that are actually different
- Include a map embed, a local phone number if you have one, and area-specific context
- Link location pages from your main navigation or from a "Service Areas" index page
If you're hiring an agency to build these, ask to see examples first. Generic, templated pages can hurt more than they help.
5. On-site SEO for local terms
Your website pages need to match how customers actually search.
- Include your city and service in the page title and main heading
- Mention your service area naturally in the body copy
- Give every service its own page rather than combining services
- Add local business schema markup: name, address, phone and hours
- Test your page speed at PageSpeed Insights; Google penalizes slow sites in mobile search
6. Citations and directory listings
Citations are mentions of your business name, address and phone number across the web. The key directories: Google Business Profile, Apple Maps, Bing Places, Yelp, Facebook, BBB and any trade-specific directories relevant to your industry.
- Claim each listing directly; bulk submission tools often create inconsistent data that hurts more than it helps
- Add photos and a full description wherever the directory allows
- Find and remove any duplicate listings
Get the big six right first. Everything else is secondary.
7. Local link building
Links from other New York or industry sites signal local relevance to Google. They also take the most time to earn, which is why most businesses don't do them.
- Get listed on your local chamber of commerce and any trade associations you belong to
- Sponsor a local event or partner with a complementary business and earn a mention with a link
- Ask suppliers or vendors who already have your business name on their site to link to you
- Write content that genuinely helps your local audience; useful content earns links over time without outreach
What to ask a local SEO agency
Go through this before signing anything.
- Can you show me results for a New York service business similar to mine?
- What does onboarding look like, and what do you need from me in the first two weeks?
- Do you handle Google Business Profile optimization, or just website SEO?
- How do you build citations: manual submissions or bulk tools?
- What metrics show up in the monthly report, and how do we review them together?
- Who owns the accounts: GBP, Google Analytics, Search Console?
- Are content and location pages included in the retainer, or billed separately?
That last question is the one most businesses forget. Your digital assets belong to you. Full stop. If the relationship ends, you walk away with every account intact.

FAQs
How long does local SEO take to show results?
Most service businesses see meaningful movement in three to six months, assuming the GBP is fully set up, the website is technically clean and citations are consistent across directories. Competitive markets like Manhattan can take longer, especially in industries like law, healthcare and finance where several well-funded competitors have been doing this for years. A steady pace of new reviews and fresh content speeds things up.
Do I need a physical address in New York for local SEO?
Yes. Google Business Profile requires a verifiable address in the area you want to rank for. Service-area businesses can hide the address publicly, but they still need to verify a physical location. No exceptions.
What's the difference between local SEO and regular SEO?
Local SEO targets geographic searches through Google Maps and the local pack. It relies heavily on GBP, reviews and NAP consistency. Regular SEO targets broader searches and depends more on content, backlinks and technical factors. Both matter for service businesses; local SEO usually delivers faster, more direct results.
Can I do local SEO myself?
Yes. Many service businesses handle their own GBP and review strategy without outside help, and the checklist above covers everything they need. The parts that tend to need professional support are technical site fixes, writing location pages that aren't just a city-name swap, and managing citations consistently across a long list of directories without introducing inconsistencies.
